About CashFlowClear

Real estate math you can check yourself.

CashFlowClear started with a frustration Eric ran into while trying to run the numbers on rental listings — and finding he couldn't reproduce the returns the listing calculators claimed. The tools he found online were either buried behind paywalls, required sign-ups, or didn't explain their logic — just outputs with no methodology behind them.

So he built something better. CashFlowClear is a collection of free, no-account-required tools that give you the standard deal-analysis numbers — cap rate, cash-on-cash return, NOI, ARV, cash flow — and show you exactly how each answer was reached.

Eric
Founder, CashFlowClear

Eric builds free, source-cited calculator sites, and got tired of real estate tools that charge for arithmetic or hand back a single opaque score with no formula behind it. He built CashFlowClear on one rule: if a number can't be traced to a documented formula you could work by hand, it doesn't ship.

Part of the Veraino network of free tool sites.

How it works

Every tool on CashFlowClear is grounded in a documented, citable method — a published formula, an authoritative standard, or a well-established model. We don't approximate or invent numbers. If we can't cite a primary source for the logic, we don't publish the tool.

For real estate math that means references like Investopedia and the CCIM Institute for the formulas themselves, and clearly labeled inputs for anything that varies by market — rents, rates, taxes, vacancy. Before a tool ships, its formula is traced back to the cited source and checked by hand against worked examples, and every assumption it makes is surfaced on the page as an input you can change.

Our commitments

  • Free, no sign-up required. Every tool on this site is free to use with no account, subscription, or paywall.
  • We show our work. Every tool explains its methodology, cites its sources, and surfaces assumptions — so you can verify the logic, not just trust the output.
  • Honest about limitations. Where precision is limited or assumptions are required, we say so. Tools compute; they don't replace professional judgment.
  • Kept current. Tools that use figures that can change over time carry a “last reviewed” date and are treated as an ongoing maintenance responsibility, not a one-time build.
