What the federal government publishes about 100 US metros — median rent and home value from the Census, Fair Market Rents by bedroom from HUD, and the repeat-sales price trend from FHFA. Each page names its release and shows every formula, so you can check the arithmetic yourself.

For reference, the US medians are $1,348/mo gross rent and $303,400 home value (Census ACS 2023 5-year estimates).

These pages don't publish cap rates. No federal source publishes metro-level operating expenses, so a cap rate built from median rent and median home value would be a fabricated number wearing a citation. Market medians tell you where to look; the calculators run the deal-level math on a property's own numbers.
